We are central agents for most of the IRS and RES developments on the island.  That means that if you are looking for a property in Mauritius, you can stop right here, as we have them all!
Our aim is to find the right property for you; we will give you the advantages and disadvantages of each project according to your desires and priorities.

As most of the developments for foreigners are under construction, a lot of our clients contact us to find them long term rentals where they can stay while their property is being built.

IRS - RES - FOREIGNERS - SALES

As all of the developments are off plan, the prices that we advertise are the same prices as the developer’s.  This means that our service is free of charge.  We are paid directly by the developer.

The advantage is that with only one agent (us) you can find the property of your dreams and you don’t need to waste precious time trying to find and contact all the developers individually.

We also make sure that the developers have the required licenses and approvals from the Board of Investment and that the projects are all insured and have a bank guarantee, which means that your house or apartment  will be delivered no matter what.

LONG TERM RENTALS

PPP will:
  •  Find a property that matches your requirements (as best as we can).  You must know that in Mauritius, it is difficult to find everything that you wish in 1 single house.
  • Inform you of the rental amount and the approximate electricity and water fees of the property.
  • Give your offer to the owner or to the agent representing the owner.

Once the offer has been accepted, we will:

  • Draft a Lease agreement
  • Draw up an inventory and condition report.  This records the condition of the entire property, including carpets, curtains, furniture, wallpaper and paintwork, along with a list of the entire contents of the property.  At the end of the tenancy, the inventory is used to check that the contents and condition of the property are the same as they were at the start. Changes resulting from general wear and tear are taken into account.
  • Have the landlord and the tenant sign the lease agreement and inventory the day the keys are handed over.
Anything missing in the house (like furniture or appliances) or not working shall be included in the rental agreement.  After the lease agreement is signed, the tenant and the landlord will deal with each other directly regarding those matters.

Our commission:

  • We take the equivalent of 1 month’s rent + 15% VAT from the owner and the tenant (unless differently specified) this can be paid in cash, cheque or by wire transfer.
  • Should be paid the day that the lease agreement is signed and the keys are handed over

What we require from the tenant:

  • A proof of employment and salary (contract and latest salary slip)
  • A recommendation letter from your previous landlord
  • 2 months security deposit for the owner of the property
 

LOCAL MARKET – MAURITIAN CITIZENS – SALES - HOTELS

We also do local sales of houses, businesses and hotels.
We will present your offer to the owner and do the negotiations on your behalf and to the best interest of each party.

Commission on sales:


  • Re-sale transactions: 2% of the price of the property + 15% VAT.  Paid by the buyer and the seller.  This commission is included in the prices listed on our website www.mauritius-investment.com

SHORT TERM RENTALS

We do only referrals for short term rentals.  Whether you are a company or a private individual, you can advertise your properties for free on our website and we will refer the client directly to you.

We don’t do management, you deal with the client directly.


For each referral that ends in a deal, we charge a 10% commission + 15% VAT.
